Crawl space help for Valdosta homes

A damp, sour smell in the bedrooms, a liner under the house that's torn to shreds, or a floor that sinks a little when you walk past the fridge? One call connects you with a crawl space company that works in Valdosta and across Lowndes County.

South Georgia home with its crawl space shown in cutaway, sealed and lined A one-story frame house with a porch sits on brick piers between a tall longleaf pine and a live oak hung with Spanish moss. A cutaway below the floor shows the crawl space with floor joists, a white liner covering the sandy ground and running up the foundation walls, a crawl space dehumidifier, and an added steel support post under the center beam.

Who uses this site?

Homeowners, landlords and buyers in Valdosta, Hahira, Lake Park, Remerton and the rural parts of Lowndes County whose houses sit over a crawl space instead of a slab. That includes older frame houses near downtown and the university, brick ranches, farmhouses off the county roads and plenty of rental houses near Valdosta State. If you can see vents or an access door in the foundation wall, you have a crawl space, and what happens down there affects the air and floors you live with every day.

Why are crawl spaces in South Georgia so often damp?

Mostly because of the air. Valdosta has a humid subtropical climate with long, hot, muggy summers. In a traditional vented crawl space, that outdoor air drifts in through the foundation vents. Research from the U.S. Department of Energy's Building America program found that in humid climates the outside air is often wetter than the air already under the house, so vents can add moisture instead of removing it, which leads to mold, pest and structural trouble.

The ground is the other half. Much of Lowndes County sits on sandy and loamy Coastal Plain sediments, and two USDA soil series are named for the area: the Valdosta series, a sandy, somewhat excessively drained soil, and the Lowndes series, a well-drained one whose type location is in this county. Fast-draining sand doesn't mean a dry crawl space, though. Bare dirt still gives off water vapor, rain from a missing gutter still runs toward the foundation, and low spots and flatwoods lots can hold water after a storm. With roughly 49 inches of rain a year in this part of the state, there's no shortage of water to manage.

What are the warning signs?

  • A musty or earthy smell that's worse on humid days or when the AC first kicks on
  • Fiberglass insulation sagging between joists or lying on the dirt
  • Sweating ductwork, or water dripping from pipes and the air handler
  • A ground liner that's torn, bunched up, or never installed
  • Puddles, mud or a wet liner after heavy rain
  • Floors that bounce, slope or feel soft, and doors that start to stick
  • Dark staining, fuzzy growth or crumbly wood on joists and the subfloor
  • Signs of termites, rodents or other pests along the sill and piers

What kind of work fixes it?

Most crawl space jobs in Lowndes County pull from the same short list. The company you're connected with will recommend what fits your house after looking at it.

Does the code say anything about crawl spaces?

Yes. Georgia builds to the International Residential Code with state amendments, and the IRC has allowed sealed, unvented crawl spaces since its 2009 and 2012 editions. Southface's field guide to the Georgia residential energy code explains the basics: exposed earth in an unvented crawl space has to be covered by a continuous Class I vapor retarder, such as 6-mil polyethylene, with seams overlapped and sealed and the liner run up the walls. Lowndes County is in climate zone 2A, the warm-humid zone. Georgia also calls for a 3-inch inspection strip just below the floor joists when crawl space walls are insulated, so termite tubes can still be spotted.

Who issues permits around Valdosta?

The City of Valdosta Inspections Department, at the City Hall Annex on North Lee Street, handles code compliance for Valdosta, Hahira, Lake Park and Dasher. Lowndes County runs its own Building Permits and Inspections department on North Ashley Street. Remerton isn't on the city's list, so ask Remerton's city hall. A liner or a dehumidifier often doesn't need a permit, but structural work like new piers, beams or joists usually does, so ask the company who will pull it.

Does a crawl space company need a Georgia license?

It depends on the work. Georgia's residential contractor law covers jobs whose value or compensation exceeds $2,500, and the State Licensing Board for Residential and General Contractors issues those licenses. The board also keeps a list of specialty trades, including damp proofing and waterproofing and insulation, that can work within their specialty without a residential or general contractor license. Structural repairs are a different matter, so ask what license the company holds and look it up on the Secretary of State's site. The Lowndes County crawl space guide has the details.

Buying a house with a crawl space?

Ask your home inspector to actually go under the house, not just shine a light through the access door. If the report mentions wet framing, missing insulation, standing water or a torn liner, a crawl space company can look at it during your due diligence period and give you a written proposal before you close.

Are you a crawl space company?

No. Valdosta Crawl Space Pros is a referral service. We connect you with an independent crawl space company that serves your address, and that company inspects, prices, does and warranties the work. Read our tips for hiring a crawl space contractor before you sign anything.

Common questions

Who actually does the crawl space work?

An independent crawl space company that serves your part of Lowndes County. We connect you with them. We don't inspect, seal or repair crawl spaces ourselves.

Is there a charge for using this site?

No. Calling or sending the form is free. The company you're connected with prices and bills its work directly.

Which towns do you cover?

Valdosta, Hahira, Lake Park, Remerton, Dasher and the unincorporated parts of Lowndes County.

Should I close my crawl space vents in summer?

Not on their own. DOE research found that humid outside air can add moisture under the house, but simply closing vents without a sealed liner and humidity control can trap moisture. A proper encapsulation handles all of it together.

Musty smell, droopy insulation or a floor that gives underfoot?

Call and a crawl space company that works in Lowndes County will take a look under the house.
